The site comprises two areas of grass and shrubs which are separated by the adopted roadway leading into Devonpark Mills light Industrial Estate. The main part of the site slopes gently downwards to the north. The small building situated on site is included in the sale, however it must be noted that this property is in poor condition and viewers should not attempt to enter the building.
We understand the site is zoned for residential development and extends to approximately 1.20 acres (0.48 hectares) – although this includes the adopted road, which cannot be built upon.
Mains gas, water, drainage, electricity and telecoms are available adjacent to the site. A sewer crosses the site and a wayleave agreement will be put in place as part of the disposal. We are advised that a gas station is sited within the boundary near Alexandra Street.
Depending on the layout of the proposed development, driveway access may be taken from Alexandra Street or from the Devonpark Mills access road (subject to agreement with the Roads authority)
